Does insurance cover your roof? All you need to know about roof insurance

June 30, 2022 by Ally Leave a Comment

If your home experiences unforeseen and unwanted damage, you’ll immediately want to know how to repair it quickly and effectively, with the thought of home insurance giving you some peace of mind. The same applies when it comes to roofing repairs, however, it’s not always clear if your home insurance will cover your roofing or not.

If your roof is damaged, is the roof covered or will you need specialist roof insurance? In this guide, we’ll explain all you need to know about roof insurance and getting the right insurance for you.

Roof insurance: what is it?

Roof insurance is included in your home’s insurance policy and covers the costs of roof repairs for damage caused by certain events that are unexpected such as a storm. Home insurance also covers any structural damage to your property, such as issues that have been water damaged inside of your home caused by precipitation entering through the roof.

What is covered?

Your home’s insurance policy will cover the roof of your home, therefore if it becomes damaged or gets into a state that forces it to undergo repairs, you will be compensated and have any repairs covered by the policy. If your roof leaks and causes severe damage to your home, belongings and valuables, you may also be covered under certain conditions.

Will home insurance cover leaks?

The vast majority of home insurers will help pay the cost of roof leak repairs if the leak has been caused by an unexpected occurrence, such as natural events like extreme weather or storm damage that you couldn’t prevent.

However, keep in mind that you will not be covered by your home insurance for roof leaks if they have been caused by gradual damage that has come about as a result of not maintaining your roof properly for a long time.

Let this be your wake up call to go and check your roof and ensure you carry out regular checkups to avoid potential roof leaks. Contacting a local roof specialist to come and conduct maintenance or repairs is a great solution! Just go to your preferred search engine and search ‘roof repair north east’ if you’re in the north east for example. As the homeowner of your property, you are responsible for looking after your roof and maintaining it to ensure it is in good condition without any need for repair.

Full coverage

Complete coverage for roof repairs is provided in some instances, although this is not frequent, and most of the time, just a portion of the costs are covered. Full coverage is provided only if your roof was previously in excellent condition or if the cause was natural and unpreventable, such as wind damage.

Do I need roof insurance?

Roof insurance is included in almost all insurers’ home insurance policies, so you don’t need to obtain an additional roof insurance plan. Though, if you want coverage for an unconventional roof, several mainstream insurers will provide you with a typical insurance policy but with varied terms and conditions pertaining to the roof.
